Q.
How does your program work?
A. This is the most frequently asked question when we answer the
telephone. Depending on your particular situation we CUSTOMIZE our solutions
to fit your needs. Once we determine your needs, we can present you with
solutions to your situation. You choose which offer works best for you. It's
that simple! The first step is for you to fill out our
Seller Questionnaire. We will contact you to discuss the property. If
there is a potential win/win situation, we will make you an offer. At that
point, you can either accept or reject the offer. The worst that can happen
is that you take two minutes of your time exploring the opportunity.
Q.
What if I am behind on my payments or in foreclosure, can you help?
A. Yes, if you call or contact us now, we may be able to help catch
up your back payments and stop the foreclosure process. We have many
programs to help you with your foreclosure. Just go to the
Seller Questionnaire to get started.
Q. How do you decide to buy a
house?
A. Once you fill out our
Seller Questionnaire and give us some basic information about the
property, like number of bedrooms/baths and reason for selling, we drive by
the place. If we can solve your real estate problem, we make an appointment
to see the inside. After inspecting the inside, you are presented an
ALL-CASH offer right then and there. There is no pressure what-so-ever, you
will make your own best decision.
Q. Do you pay fair market
value?
A. That is determined on a case by case basis. Considerations include
the condition of the property, amount of repairs the home needs and time
requirements of the situation.
Q. How long does it take
to get our cash?
A. Normally it takes at least 30 days to close a transaction using
the conventional methods. However, because 4 KWIK SALE has cash on hand you
may receive your cash in as little as 2 days! To get started fill out our

Q. What kind of property do
you buy?
A. We buy houses, condominiums, townhouses, duplexes, triplexes,
office buildings, beach property, land, farms, lots, apartment buildings
and/or any structure that has a deeded lot with it. We buy ANYTHING from a
perfect dollhouse all the way down to a complete junker. We buy houses in
any area, condition or any price range.
Q. Do you buy mobile homes?
A. Yes, if it has deeded land attached.
Q.
What do you mean by "any condition"? What if my house needs repairs?
A. We will buy your house as-is! You don't need to do any more
repairs!
Q. I have a realtor - is
that a problem?
A. Normally, the numbers will not work for us if a realtor is
involved. Our advice would be to go ahead and fill out our
Seller Questionnaire. Call your realtor and ask what happens if you
find your own buyer - will all commission be waived?
Q. Do you deal in
higher priced properties?
A. Yes, we can work with any seller who needs to move a property
quickly for any reason and in any price range.
Q.
If I submit your Seller Questionnaire, when will I hear from you?
A. As soon as we receive your
Seller Questionnaire, we will review your information and get back to
you ASAP (usually within 24 to 48 hours depending on when you submit the
information). However, if you don't hear back from us in a timely manner,
please give us a call to be sure we received your information and that you
are being taken care of right away.
Q.
What if my property has Health Department violations or is condemned?
A. No problem! We can still buy your house as is, even if it has
demolition orders scheduled.
Q.
Do you pay for referrals if I lead you to another house that you buy?
A. Yes indeed! Even if you don't need to sell your home, but you know
someone who does, please refer them to us or have them give us a call. We'll
pay you from $500 to $1000 for each house you refer to us that we buy!
Q. I can rent my
house out why do I need you?
A. Yes you can rent your house out. If your experienced with dealing
with renters and don't mind becoming a property manager or paying 10% to
have it "managed" by someone else then by all means you should just rent it
out. We use the word "manage" loosely because "managing" includes calling a
handyman, plumber or other expensive professionals every time something
needs to be fixed at YOUR EXPENSE. If you're a "do it yourselfer", then
fixing a broken pipe or a leaky toilet at 3am is probably no problem for
you, and even if you have a negative cash flow you will probably really
enjoy your tenants.
Q. I can
list my house with an agent why do I need you?
A. Yes you can list your house with an agent. It may only take 4-6
months to get it sold and if you find a good enough agent who will really
earn their 7% commission then you may want to go this route. Remember your
out of pocket expenses will probably be 10% of the sales price after you
figure in the escrow costs and other fees. If that's what you want then you
probably don't need us.
Q.
If I fill out the Seller Questionnaire, am I obligated to anything?
A. There is no obligation what-so-ever. The only time you would be
obligated to anything is if you enter into a written agreement with us, just
as with any normal real estate transaction.
